95 Foundry Street, Moncton, New Brunswick
Built in 1918, this six-storey office building, redeveloped in 1981, is constructed of pre-cast concrete and steel with a brick and vinyl veneer. Place Heritage Court is a professional high-profile building which boasts the biggest plate size in Moncton with approximately 35,000 square feet on each floor.
The minimum ceiling height is 9 feet. Slab-to-slab height is 14 feet.
The maximum floor load is in excess of 100 pounds per square foot.
Building measurements are determined as per BOMA standards.
600 Volt power is fed by a 15.5 kv in coming switch section. The high voltage switch feeds a 1500 kv 12.47 kv to 347/600 Volt transformer. The 600 Volt transformer feeds a 600 Volt switch which in turn feeds a distributor section.
120/208 Volt power is fed by a 15.5 kv incoming switch section. The high voltage switch feeds a 450 kva 12.47 kv to 120/208 Volt transformer. The 208 Volt transformer feeds a 120/208 Volt switch which in turn feeds a distributor section.
All mechanical and electrical systems are overseen by Heritage’s in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems.
Each floor has two air-handling units with humidity control.
Air distribution is handled by galvanized ducts with variable air volume boxes.
Each VAV box is controlled by individual thermostats.
Entire complex is heated by electricity. The heat is supplied by a large SCR controlled duct heater for even temperature control. Exterior perimeter walls are lined with baseboard heaters.
Entire complex is air conditioned by chilled water. The main chiller is a 275- Ton Trane Centervac Centrifugal Unit. A 250-Ton Trane Chiller is in place for backup.
HVAC system monitored 24 hours per day by on-call maintenance staff.
All heating and cooling is computerized with Delta 2000 System to provide maximum comfort.

Security guard on site from 5:00 p.m. to 8:00 a.m.
Entire complex monitored by the latest in camera surveillance equipment.

It is the policy of Heritage Management to provide a secure and accessible parking environment for tenants, their staff and the public/clients/customers they serve. All users are requested to respect parking signs and asphalt markings. Whenever possible, free parking, on a first-come first serve basis, is provided. Reserved parking spaces are periodically available on a month-to-month basis. One Hour parking is provided for tenant visitors, customers and clients. One Hour parking spaces are not to be used by tenants or their employees unless approved by Heritage Management. Please contact our offices to find out our rates for reserved parking. If you have visitors to 95 Foundry and expect them to be there for more than an hour, please call their plate number into tenant services so they are not ticketed or towed.
Parking Control Procedures
Parking areas will be controlled as follows:
• first offenders will be issued a warning that they are parked in an unauthorized area. The warning states that the plate number will be recorded and the next time the vehicle will be towed away at the owners risk and expense.
A record of this action will be kept on file at the Heritage Management office.
The primary responsibility for the safety of employees rests with each tenant. Tenants are encouraged to appoint responsible and dependable employees to act as fire wardens and fire warden assistants forming your life safety team. The responsibility of the team is:
• compile a list of employees who require assistance to evacuate the building;
• attend Meetings on emergency procedure;
• have a detailed knowledge of the floor and location of each stairwell;
• organize evacuation at the nearest exit during a fire alarm;
• attempt to evacuate all employees from your office;
• provide training to all employees on evacuation procedures; and
• participate in annual building fire drills.
The security and safety of the tenants of 95 Foundry St. is one of our highest management priorities. With this interest for your safety in mind, this section should be distributed to all employees within your organization.
Heritage staff provides security, 24-hours a day and seven days a week. All parking and business areas are monitored by regular patrolling.
After regular business hours, a security guard is posted at the main entrance of 95 Foundry St. Security patrols of the interior and exterior of building, and all parking areas periodically.
The building is equipped with a surveillance camera system which records activity at all entrances, elevators, lobbies and other locations.
All entrances are monitored by an exterior door contact system that pages the security guard immediately upon opening after regular business hours.
For after-hours access to 95 Foundry St., a card-activated lock system has been installed at the front entrance.
There is a bell at both the front entrance and security desk that pages the security guard. All of our security systems are expandable. It is our objective to ensure a secure and safe building for our tenants, and to work with them in order to meet their security requirements.
Sign-in Register, Security Desk
All personnel entering 95 Foundry St. outside normal business hours must sign in at the security desk, located in the main lobby of Place Heritage Court near the elevators. Controlling who is in the buildings at all times is essential for good security and fire/emergency evacuations. Your understanding and cooperation is appreciated.

Electrical alterations or repairs, dedicated plugs or electrical hook-ups for office furniture or systems, etc.
Heritage Management has established office cleaning standards to ensure the highest quality of service. Additional services such as steam cleaning furniture, cleaning of tenant-owned mats and extra carpet or hardwood floor cleaning.
