The Building


922 Main Street

Structural

This two-storey office complex contains approximately 80,000 square feet along with a full lower level.

The building was originally constructed of steel beams and wooden joists. When constructing the Atlantic Lottery Corporation headquarters, many of the original steel beams and floor joists were reused. The exterior of the building is finished with a brick veneer.

The maximum ceiling height is 9 feet, 6 inches in the lower level and on the second floor. The first floor has a maximum ceiling height of 17 feet.

The floor load is 100 pounds per square foot.

The property and the building are environmentally sound, and free of asbestos, PCB and all other environmentally harmful substances.

Two elevators are capable of servicing all three floors.

Electrical

Power enters the building at 600 Volts, 2000 Amp, 3-Phase, and is distributed evenly throughout the entire building with two sub-electrical closets on each floor, as well as the lower level.

Mechanical

The mechanical system of this building is a variable air volume type with a central mechanical system. The central mechanical system consists of a fresh air intake return damper, cooling coil and an electrical heating coil. A large split unit provides the cooling for the floor, and the heating coil is an electric type controlled by an SRC.

The air is distributed throughout the building in a sealed ductwork system and is terminated with VAV boxes to serve individual zones of control. The floors are controlled by a Direct Digital Control System.

On the exterior of the building these individual zones of control also include the exterior baseboard radiation, which is wired to work in conjunction with the VAV box.

This type of system provides very close control of the indoor environment in this building and allows close control of the temperature and the humidity, and will provide indoor air quality in accordance with ASHRAE quality codes. This system is also relatively easy to modify to suit changing building layouts and tenant requirements.

All mechanical and electrical systems are overseen by Heritage’s in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems. Our staff is on call 24 hours a day.

Zoning

Atlantic Place – Place Atlantique is located at 922 Main Street in Moncton New Brunswick. Its location is classified as being in the “Central Business District”.

Security and Fire Safety

Heritage provides a full-time building superintendent during normal business hours from Monday to Friday.

As the security of the tenants is a priority, Heritage employs state-of-the-art security deterrents. A surveillance camera system has been installed, and is available to all tenants for a nominal fee.

The Atlantic Lottery building uses the latest advanced electronic security available from Cama Sistos for the interior and exterior of the building. As well, a two-card system for accessing certain areas of the building, shatter proof glass, and door alarms deter any unauthorized access.

Due to the proactive security measures offered by Heritage, historically, Atlantic Place – Place Atlantique has been able to offer its tenants a safe and secure working environment.

Atlantic Place – Place Atlantique is fully sprinklered, zoned and connected to a Simplex 4100/4120 microprocessor-based monitoring and control system.

Emergency and exit lighting is constantly maintained and serviced on a monthly basis.

Each tenant has an assigned Fire Prevention Emergency Evacuation person in place in case of fire.

The building is barrier-free and accessible with automatic door openers on the main entrance, with washrooms and elevators designed to meet barrier-free accessibility.

Telecommunications

Bell Aliant has fiber optics available from two separate sub-stations entering from the front and rear of the building.

Atlantic Place – Place Atlantique has a considerable amount of on-site parking available for both tenants and customers.

Convenient location in downtown Moncton. Located on the city bus route for easy access by commuters. Central to banks, restaurants, theaters, daycares, shopping and within minutes of Place Heritage Court.

Easy access to the Riverfront Park, with walking and biking paths as well as plenty of green space for tenants to enjoy.

Employee access to “The Fitness Court”, a health and fitness club, located on the lower level of Place Heritage Court. The Fitness Court is owned and operated by Heritage Developments, thereby ensuring tenant satisfaction and special rates to tenants.

Fitness Center

The Fitness Court reopened as a health and wellness center for tenants and their families in November of 2006 and continues to prosper. We offer a variety of wellness services including locker rooms and showers, cardio and weight equipment, indoor bike racks, classes including spinning, body blast and core. Tenants and their families may join for only $35.00 per month. Café Express

Storage space is provided in the basement level of our buildings. These areas are well lit, dry, serviced by elevators and secure.

Documents

Parking

Categories of Parking

It is the policy of Heritage Management to provide a secure and accessible parking environment for tenants, their staff and the public/clients/customers they serve. All users are requested to respect parking signs and asphalt markings. Whenever possible, free parking, on a first-come first serve basis, is provided. Reserved parking spaces are periodically available on a month-to-month basis.

Overnight Parking

Please do not leave vehicles in our parking lots overnight during the winter months, as they interfere with snow removal. We may be forced to have vehicles that are left overnight towed away at the owner’s expense.

Parking Control Procedures

Parking areas will be controlled as follows:

First offenders will be issued a warning that they are parked in an unauthorized area. The warning states that the plate number will be recorded and the next time the vehicle will be towed away at the owners risk and expense.

A record of this action will be kept on file at the Heritage Management office.

Safety

Building Safety Features

922 Main Street is equipped with pull stations, smoke detectors, heat detectors and fire panel.

All fire protection system checks are scheduled according to the National Fire Code.

Each tenant has an Emergency Evacuation Coordinator in place in case of fire or other emergency. Please ensure that your employees know this person’s role in the event of an emergency.

Emergency Procedures

It is the responsibility of Heritage Management to provide all tenants with a document that outlines the procedures to be followed in the event of a fire or other emergency. These procedures are contained in the enclosed document (Annex A) titled:

FIRE ORDERS AND BUILDING EMERGENCY EVACUATION PROCEDURES

It is the responsibility of all tenants to ensure that:
a. All tenant staff read the contents of this document;
b. An Emergency Evacuation Coordinator, plus one back-up Coordinator, is appointed; and
c. Heritage Management is provided with the names of the Emergency Evacuation Coordinator and Back-up Coordinator annually or whenever a change of appointees occurs. Enclosed is the Tenant Contact form (Appendix B). We will be updating this annually.

Security

Building Security

Heritage Management staff provide security around the clock, 24-hours a day, 7 days a week.

As the security of our tenants is a priority, we also employ modern security deterrents. A surveillance camera system records activity at all entrances, the elevator and other locations. These cameras record 24 hours a day, 7 days a week on a digital video recording system.

After regular business hours, an alarm system is activated to deter unauthorized traffic at all entrances.

After hours access requires an access card for the card access system installed at the entrances.

All of our security systems are expandable. It is our objective to ensure a secure and safe building for our tenants, and to work with them in order to meet their security requirements.

Electrical alterations or repairs, dedicated plugs or electrical hook-ups for office furniture or systems, etc.

Janitorial

Heritage Management has established office cleaning standards to ensure the highest quality of service. Additional services such as steam cleaning furniture, cleaning of tenant-owned mats and extra carpet or hardwood floor cleaning.

General

Recycling

We have instituted a blue box program for the recycling of waste paper. Blue boxes have been made available to all tenants at no charge. If you require extra boxes or have any questions on our recycling program please contact us at (506) 855-6691.
