This nine-storey office building was constructed in 1978 of reinforced concrete and brick. Each floor is approximately 5,800 rentable square feet. It is a very bright office complex as windows make up 80 percent of the exterior walls. The upper floors of the building offer an unsurpassed view of Greater Moncton and surrounding areas.
The maximum ceiling height is 11’.
The minimum floor load is 100lbs / square foot.
The property and the building are environmentally sound, free of asbestos, PCBs, and all other environmentally harmful substances.
Building measurements are determined as per BOMA standards.
Electricity enters the building below grade by way of high voltage 12470 volt electrical entrance. From there it proceeds to the penthouse where it is transformed to a 600 volt, 1000 amp service. From the penthouse power is distributed to 600 volt panels located in electrical closets on each floor and to 120/208v transformers located in the basement, first, third, seventh and penthouse floors. Transformers provide power for tenants and lights while duct heaters and baseboard heaters are served by 600v panels.
Lighting in this building is primarily 120v fluorescent t-12 and t-8 recessed fixtures.
The building is heated and air conditioned through a builtup air handler located in the penthouse which delivers air through a ducted variable air volume system which received a complete retrofit in 2001. The ventilation system consists of a central supply and return duct shaft and a looped VAV supply system in each ceiling space.
Heat is provided in three stages: Stage one is electric coil heat with SCR in the Penthouse. Stage two is duct heat in the VAV boxes (approximately 11 per floor). Stage three is electric baseboard heaters located on perimeter walls.
Air conditioning is delivered through the same ventilation system and cooling is provided through a chilled water coil in the penthouse, piped to a roof mounted Trane chiller.
A central washroom exhaust system picks up each washroom and exhausts the air at roof level with an in-line fan.
The entire building is unsprinklered and is served by a standpipe system with fire hose reels located on each floor.
The domestic hot water system consists of an electric 100 gal hot water heater located in the basement which utilizes a circulating pump and a copper distribution system with valved connections to each washroom.
HVAC system monitored 24 hours per day by on-call company maintenance staff. All mechanical and electrical systems are overseen by Heritage’s in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems. Our staff is on call 24 hours a day.
The entire ventilation system is controlled through a direct acting digital Delta Controls 2000 system to provide maximum comfort.

Edwards Custom 6500 fire alarm panel; pull stations and standpipe hose rack to each floor; emergency and exit lighting. Scan card security system on doors and elevators.

Categories of parking
It is the policy of Heritage Management to provide a secure and accessible parking environment for tenants, their staff and the public/clients/customers they serve. All users are requested to respect parking signs and asphalt markings. Whenever possible, free parking, on a first-come first serve basis, is provided. Reserved parking spaces are periodically available on a month-to-month basis.
Please do not leave vehicles in our parking lots overnight during the winter months, as they interfere with snow removal. We may be forced to have vehicles that are left overnight towed away at the owner’s expense. Parking Control Procedures
Parking areas will be controlled as follows:
First offenders will be issued a warning that they are parked in an unauthorized area. The warning states that the plate number will be recorded and the next time the vehicle will be towed away at the owner’s risk and expense. A record of this action will be kept on file at the Heritage Management office.
Building Safety Features
777 Main Street is connected to a Notifier Fire Alarm Panel and is monitored by a ULC Central Monitoring Station. The building is equipped with pull stations, smoke detectors and heat detectors.
For firefighters’ assistance, we have a standpipe system throughout the building. All fire protection system checks are scheduled according to the National Fire Code.
Each tenant should have an Emergency Evacuation Coordinator on site in case of fire or other emergency. Please ensure that your employees know this person’s role in the event of an emergency.
It is the responsibility of Heritage Management to provide all tenants with a document that outlines the procedures to be followed in the event of a fire or other emergency. These procedures are contained in the enclosed document (Annex A)titled:
FIRE ORDERS AND BUILDING EMERGENCY EVACUATION PROCEDURES
It is the responsibility of all tenants to ensure that:
a. all tenant staff read the contents of this document;
b. an Emergency Evacuation Coordinator, plus one back-up Coordinator, is appointed; and
c. Heritage Management is provided with the names of the Emergency Evacuation Coordinator and Back-up Coordinator annually or whenever a change of appointees occurs. Enclosed is the Tenant Contact form (Appendix B). We will be updating this annually.

Heritage Management staff provide security during regular business hours. A surveillance camera system records activity at all entrances, elevators (main floor) and other locations. These cameras record 24 hours a day, seven days a week on a multiplexer.
For after-hours access to 777 Main Street a card-activated lock system has been installed at the front entrance of the building and on the North end elevator. This is available to all tenants for a nominal fee. The after hours/weekend card access system restricts cardholders to the floor on which they work.
All of our security systems are expandable. It is our objective to ensure a secure and safe building for our tenants, and to work with them in order to meet their security requirements.
