Built in the 1970’s, this single story office building went through two major renovations over the years, initially in the 1980s. The building construction consists of a wood and steel sub-structure with a stucco veneer.
The minimum ceiling height is 9 feet. Floor-to-deck height is 14 feet.
Building measurements are determined as per BOMA standards.
600 volts is supplied to 77 Foundry Street providing 400 amps of power to a 600/347v panel. This 600v also feeds a 75 kva transformer meeting all 120/208v requirements of the building.
The Northeast Wing of the building is air conditioned by a 30 ton air handler, equipped with electric SCR for heating, and dampers to provide “free cooling” in the Spring and Fall seasons. The ventilation system has 14 VAV’s complete with duct heaters and humidification, which supplies air to 14 individual zones. The perimeter VAV’s also control the baseboards to enhance perimeter heating.
The Southwest wing of the building is heated and air conditioned by means of 5 rooftop units, which includes: 3 ton natural gas unit, 4 ton heat pump with extra electric SCR heating, 7.5 ton heat pump with extra electric heating, 7.5 ton AC units with electric heating and a 8.5 ton roof unit with electric heating. These units also control baseboard heat along the perimeter of the building. All these roof units are capable of providing “free cooling” in the Spring and Fall.
HVAC system monitored 24 hours per day by on-call maintenance staff.
All heating and cooling is computerized with Delta 2000 Building Automation System to provide maximum comfort.
Security and Fire Safety
Entire complex monitored by the latest in camera surveillance equipment. Building is fully sprinklered. After hours scan security system.
Fibre optics are in place for call centers and other large volume communications needs.
Heritage offers 1057 mixed-use parking spaces, including free employee parking, free one-hour customer parking, reserved employee parking spaces for lease, and free reserved parking for service vehicles. There are 157 additional parking spaces under development.

The Fitness Court reopened as a health and wellness center for tenants and their families in November of 2006 and continues to prosper. We offer a variety of wellness services including locker rooms and showers, cardio and weight equipment, indoor bike racks, classes including spinning, body blast and core.
