Steel frame airplane hangar, one-storey on slab, with brick office section, two-storey on concrete footings with 30-foot wide raised centre section.


Hangar: Heavy duty concrete slab with concrete column footings.

Office: Concrete slab with perimeter wall.

Hangar: Low slope gable, wood deck on steel purlins, 1” insulation, 1/3 bitumen covered, 2/3 mineralized bituminous felt.

Hangar: Six 33’ wide hangar doors in two sections, upper and lower each 14’ height, metal framed with glazed panels, vertical lift to 27’ plus or minus, then horizontal opening, electrically operated with counterpoise balance. Three doors to north different operational design to three southern doors. Personnel doors, metal.


Metal frame, single pane, fixed window units with concrete sills to all areas. South wall of hangar has 8.5’ high sections divided by metal panels, north wall of hangar 17.0’ high continuous glazed section.

Building measurements are determined as per BOMA standards.


All mechanical and electrical systems are overseen by Heritage Developments in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems.


The building has recently undergone upgrades to the heating plant and energy efficiency, particularly insulation to the large North and South walls. The heating source is now natural gas, with an improved control system permitting segregational control and metering of individual control units.

Hot Water

All areas served by natural gas water heaters.


Electric supply is 208V/120V/600 Amp/3-Phase.

Security and Fire Safety

Building is fully protected by fire alarm system. A standpipe and hose system exists for the office.


The property is zoned GI- General Industrial.
