The Building

Structural

Frost wall (4’ 6”) complete with a reinforced 6”-inch concrete slab. Reinforcing consists of 10 M rebar at 14” on centre running in both directions. The building envelope consists of pre-engineered structural steel(Steelway building system) with a ridge height of 37’ 7 ½”, an eave height of 22’ and bay spacing of 25’.
The roof consists of standing seam metal roof, and walls are steel cladding. The roof and the exterior walls have R-20 insulation throughout.
There are 2 – 19’ overhead exterior doors, and 3 – 18’ doors on the side of the building.
The lighting in the building is high-bay 400-watt metal halide.
The first floor of the building is 25,000 square feet and the second floor is 1,100 square feet, for a total area of 26,100 square feet.
Building measurements are determined as per BOMA standards.

Electrical

An overhead electrical entrance feeds a 400-Amp, 600-Volt 3-Phase service. A portion of this power is transformed to 208-Volts through 3 floor-mounted dry transformers; two at 75 KVA and one at 45 KVA. There are two main electrical distribution areas from which power is distributed throughout the building.

Mechanical

The heating system in the open area consists of an outside “Wood Doctor” wood-fired boiler, which heats a glycol heating loop feeding six unit heaters. All six unit heaters are monitored at high levels and are controlled with line voltage thermostats that can be disabled one at a time. Each unit heater has an individual circulating pump, which flows through 1”-diameter kitec pex-al-pex piping.
The office area is heated primarily with electric baseboard heaters with built-in thermostats. One 24” side wall propeller fan provides general exhaust at floor level through the rear wall.
All mechanical and electrical systems are overseen by Heritage Developments’ in-house staff of skilled electricians and maintenance personnel. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems. Our staff is on-call 24 hours a day. The building has its own drilled well, 750-gallon septic tank, and septic disposal bed adjacent to the building.
