Structural

This steel clad, steel-framed building consists of a hangar bay and attached offices.
The total ground floor area is approximately 11,074 square feet, 7,989 square feet of which is a hangar bay. The remaining 3,085 square feet of ground floor area consists of offices over which there is a second floor of offices.
ie: total office space of 6,170 square feet.
There is a 65’ wide by 18’ high overhead door that opens from the exterior into the hangar bay. The hangar bay has a minimum ceiling height of approximately 20’.

Building measurements are determined as per BOMA standards.

Electrical

400-Amp 120/208 Volt, 3-Phase entrance is distributed through the building with three distribution panels.

Mechanical

Electric baseboard heaters heat the office space. Each room has a separate thermostat.
Three rooms on the second level, at the rear of the building are air-conditioned.
All mechanical and electrical systems are overseen by Heritage Management’s in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems. Our staff is on-call 24 hours a day.

Energy Management

Eight radiant propane heaters controlled by two thermostats heat the hangar bay. Ceiling fans provide air circulation in the hangar bay.
There is a 175 psi, 5 horsepower electric air compressor, which supplies air to existing lines around the perimeter of the hangar bay and the rear section of the offices.

SECURITY/FIRE SAFETY
There are emergency lights in the halls, stairwells and all exits.
An eight-zone burglar alarm is in place utilizing motion detectors and door contacts.

The Fitness Court reopened as a health and wellness center for tenants and their families in November of 2006 and continues to prosper. We offer a variety of wellness services including locker rooms and showers, cardio and weight equipment, indoor bike racks, classes including spinning, body blast and core. Tenants and their families may join for only $35.00 per month.
