The Building

10 Record


This five-storey office building was constructed in 1972 of pre-cast concrete and steel with a brick veneer. Each floor is approximately 8,000 square feet. It is a very bright office complex with 4’ glazing along the entire east and west sides of the building.

Large windows allowing for high levels of natural lighting.

The maximum ceiling height is 9’.

Live load design is min 60lbs/sq foot.

Building measurements are determined as per BOMA standards.


1,000 Amp, 12470-600V / 347V 30 unit substation located in the basement of the building, distributed to each floor through 600V, 208/120 panels.


All mechanical and electrical systems are overseen by Heritage’s in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems.

Two air handlers located in the penthouse, each with a separate direct expansion cooling coil and roof mounted condensor to provide air conditioning and heating for all five floors. Total cooling capacity from both systems is 80 tons.

The first air handler serves the perimeter zones of the building through a constant volume terminal reheat duct distribution system. The terminal units are located below each window and are zoned in pairs, controlled with pneumatic thermostats. This system also has 2 electronic temperature sensors on each floor used to reset supply air temperature.

The second air handler serves the interior of the building through a variable air volume terminal reheat duct distribution system. Each floor has approximately 6 VAV boxes with electric reheat and individual direct digital control temperature sensors.

This system also has two main system electric heating coils in the penthouse, one for each air handler. Both air handlers share a common return air duct system as well as fresh air and exhaust air dampers to ensure adequate outside air for optimum health and comfort levels.

The air handling system has the capacity to flush the entire building and replace the total air volume with outside air in less than 7 hours.

Heating for this system is provided by way of two electric coils in the penthouse as well as individual electric reheat coils in each terminal unit below each window, and in each VAV box.

Energy Management

A recent mechanical retrofit to this building included a BACnet compatible direct digital control automation system which allows for 24 hours real-time monitoring and system adjustment from off-site.

Security and Fire Safety

24-hour security by periodic control.

Building access is controlled by a proximity card security system which controls door and elevator operation.

Edwards Custom 6500 fire alarm panel; pull stations and standpipe hose rack to each floor; emergency and exit lighting monitored on a 24 hour basis.

The building is fully sprinklered and conforms to NFPA standards.

Building is equipped with emergency and exit lights.

Fitness Center

The Fitness Court reopened as a health and wellness center for tenants and their families in November of 2006 and continues to prosper. We offer a variety of wellness services including locker rooms and showers, cardio and weight equipment, indoor bike racks, classes including spinning, body blast and core. Tenants and their families may join for only $35.00 per month. Storage space is provided in the basement level of our buildings. These areas are well lit, dry, serviced by elevators and secure.

Tenant Resources



Categories of parking

It is the policy of Heritage Management to provide a secure and accessible parking environment for tenants, their staff and the public/clients/customers they serve. All users are requested to respect parking signs and asphalt markings. Whenever possible, free parking, on a first-come first serve basis, is provided. Reserved parking spaces are periodically available on a month-to-month basis. One Hour parking is provided for tenant visitors, customers and clients. One Hour parking spaces are not to be used by tenants or their employees unless approved by Heritage Management.

Parking Control Procedures

Parking areas will be controlled as follows:

First offenders will be issued a warning that they are parked in an unauthorized area. The warning states that the plate number will be recorded and the next time the vehicle will be towed away at the owners risk and expense.

A record of this action will be kept on file at the Heritage Management office.


Building Safety Features

10 Record Street is fully sprinklered and connected to an Edwards Fire Alarm Panel and is monitored by a ULC Central Monitoring Station. The building is equipped with pull stations, smoke detectors and heat detectors. Heritage Management conducts an annual fire drill.

For firefighters’ assistance, we have a standpipe system throughout the building. All fire protection system checks are scheduled according to the National Fire Code.

Each tenant has an Emergency Evacuation Coordinator in place in case of fire or other emergency. Please ensure that your employees know this person’s role in the event of an emergency.

Emergency Procedures

It is the responsibility of Heritage Management to provide all tenants with a document that outlines the procedures to be followed in the event of a fire or other emergency. These procedures are contained in the enclosed document (Annex A) titled: “Tenant Contact Form”


It is the responsibility of all tenants to ensure that:

a. All tenant staff read the contents of this document;
b. An Emergency Evacuation Coordinator, plus one back-up Coordinator, is appointed; and
c. Heritage Management is provided with the names of the Emergency Evacuation Coordinator and Back-up Coordinator annually or whenever a change of appointees occurs. Enclosed is the Tenant Contact form (Appendix A). The form is updated annually.

Building Security

Heritage Management staff provide security around the clock, 24-hours a day, 7 days a week. All parking and business areas are monitored by regular patrolling.

After regular business hours, a security guard patrols the interior and exterior of the building and all parking areas periodically.

As the security of our tenants is a priority, we also employ modern security deterrents. A surveillance camera system records activity at all entrances. These cameras record 24 hours a day, 7 days a week on a multiplexer recorder.

For after-hours access to 10 Record Street, a card-activated lock system has been installed at the front entrance of the building. This is available to all tenants for a nominal fee. The entire building is card access.

All of our security systems are expandable. It is our objective to ensure a secure and safe building for our tenants, and to work with them in order to meet their security requirements.

Register

All personnel entering 10 Record Street outside normal business hours must sign in and out at the Register located in the main lobby of 10 Record Street. Controlling who is in the buildings at all times is essential for good security and fire/emergency evacuations. Your understanding and co-operation are appreciated.

Heritage Management has established office cleaning standards to ensure the highest quality of service. Additional services such as steam cleaning furniture, cleaning of tenant-owned mats and extra carpet or hardwood floor cleaning.
