The Building

Marvens Building


Place Marven’s was originally constructed in 1882 of masonry and wood timbers. This 3-storey building has approximately 27,000 square feet on each of the three floors.

The large windows provide high levels of natural lighting.

The maximum ceiling height is 12 feet.

Floor load is 80 pounds per square foot.

The property and the building are environmentally sound, free of asbestos, PCBs and any other environmentally harmful substances.

The building measurements are determined as per BOMA standards.


Power enters the building at 600-Volts 1200-Amp 3-Phase, distributed to the third floor for power at 200-Amps, 3-Phase. The mechanical systems are fed separately.


The mechanical system of this building is a variable air volume type system with a central mechanical system. This central mechanical system consists of a fresh air intake return damper, a cooling coil and an electric heating coil. The cooling is provided by a large split unit for the floor and the heating coil is an electric type controlled by an SCR. The air is distributed throughout the building in a sealed duct-work system and is terminated with VAV boxes to serve individual zones of control. The third and first floors are controlled by a Direct Digital Control System.

On the exterior of the building these individual zones of control also include the exterior baseboard radiation which is wired to work in conjunction with the VAV. box. This type of system provides a very close control on the indoor environment in this building and allows close control of the temperature and humidity and will provide indoor air quality in accordance with ASHRAE indoor quality codes. This system is also relatively easy to modify to suit changing building layouts and tenant requirements.

All mechanical and electrical systems are overseen by Heritage’s in-house staff of skilled electricians and maintenance people. A rigid preventative maintenance program is in place to minimize disruption of any kind regarding these systems.

The HVAC system is monitored 24-hours per day by on-call company maintenance staff.

Security and Fire Safety

Heritage provides a full-time building Superintendent on site during business hours from Monday to Friday.

As the security of our tenants is a priority, we also employ state of the art security deterrents. A surveillance camera has been installed at the main entrance of the building to record everyone entering or exiting, 24 hours per day, 7 days per week.

For after-hours access to the building, a card-activated lock system at the front entrance of the building has been installed. This is available to all tenants for a nominal fee.

All of our security systems are expandable. It is our mission to ensure a safe building for our tenants, and to work with them in order to meet their security requirements.

Place Marven’s is fully sprinklered, zoned and connected to an Edward’s Fire Alarm Panel, and is monitored by a ULC Control Monitor Station. The building is equipped with a pull stations and smoke detectors.

Each individual tenant has a Fire Prevention Approved Emergency Evacuation Person in place in case of fire.

The building is barrier free accessible with automatic door opener on the main entrance and washroom and elevators designed to meeting barrier free accessibility.


Bell Aliant has available fibre optics. There is a diversified loop located on Main Street, also ready for activation, and within close proximity to the building.

Fundy Cable has fibre optics in the UPS call centre, located on the second floor.


Place Marven’s has over 500 on-site parking spaces available for tenant use.

Fitness Center

The Fitness Court reopened as a health and wellness center for tenants and their families in November of 2006 and continues to prosper. We offer a variety of wellness services including locker rooms and showers, cardio and weight equipment, indoor bike racks, classes including spinning, body blast and core. Tenants and their families may join for only $35.00 per month. Café Express

Storage space is provided in various locations at Marven’s. These areas are well lit, dry, serviced by elevators and secure. Please call our Leasing Department for availability at (506) 853-1918.

Tenant Resources



Categories of Parking

It is the policy of Heritage Management to provide a secure and accessible parking environment for tenants, their staff and the public/clients/customers they serve. All users are requested to respect parking signs and asphalt markings. Whenever possible, free parking, on a first-come first serve basis, is provided. Reserved parking spaces are periodically available on a month-to-month basis. One Hour parking is provided for tenant visitors, customers and clients. One Hour parking spaces are not to be used by tenants or their employees unless approved by Heritage Management.

Overnight Parking

Please do not leave vehicles in our parking lots overnight during the winter months, as they interfere with snow removal. We may be forced to have vehicles that are left overnight towed away at the owner’s expense.

Parking Control Procedures

Parking areas will be controlled as follows:
First Violation: First offenders will be issued a “Parking Violation – First and Only Notice”. This will be placed under the windshield wiper blade, on the driver’s side. A record of this action will be kept on file at the Heritage Management office.

Tow Away Procedure: A second and final violation will result in the vehicle being towed away at the owner’s expense. The Codiac RCMP will be informed of all details.


Building Safety Features

Marven’s Place is fully sprinklered, zoned and connected to an Troy Life & Fire Alarm Panel and is monitored by a ULC Central Monitoring Station. The building is equipped with pull stations, smoke detectors and heat detectors.

All fire protection system checks are scheduled according to the National Fire Code.

Each tenant has an Emergency Evacuation Coordinator in place in case of fire or other emergency. Please ensure that your employees know this person’s role in the event of an emergency.

Emergency Procedures

It is the responsibility of Heritage Management to provide all tenants with a document that outlines the procedures to be followed in the event of a fire or other emergency. These procedures are contained in the enclosed document (Annex A) titled:


It is the responsibility of all tenants to ensure that:

a. All tenant staff read the contents of this document;
b. An Emergency Evacuation Coordinator, plus one back-up Coordinator, is appointed; and
c. Heritage Management is provided with the names of the Emergency Evacuation Coordinator and Back-up Coordinator annually or whenever a change of appointees occurs. Enclosed is the Tenant Contact form (Appendix B). We will be updating this annually.

Building Security

Register, Security Desk

All personnel entering Marven’s Place, outside normal business hours, must sign in at the Security Desk, located in the main lobby. Controlling who is in the buildings at all times is essential for good security and fire/emergency evacuations. Your understanding and co-operation are appreciated.

Furniture moving, picture hanging, general repairs, etc.


Electrical alterations or repairs, dedicated plugs or electrical hook-ups for office furniture or systems, etc.


Heritage Management has established office cleaning standards to ensure the highest quality of service. Additional services such as steam cleaning furniture, cleaning of tenant-owned mats and extra carpet or hardwood floor cleaning.
